Under the new rules, landlords of assured or regulated tenancies must register themselves and each rental property they let through the official Government service.

There is an annual £65 registration fee per property. You must also demonstrate that you meet health and safety standards by uploading valid Gas Safety, electrical and energy performance certificates.

EPCs and MEES exemptions explained

Alongside the new registration rules, every rented property must meet the Government's minimum energy efficiency standard. Here's what that means for you — and how we keep it handled.

What is an EPC?

  • An Energy Performance Certificate rates your property's energy efficiency from A (best) to G (worst).
  • It is valid for 10 years, and a valid EPC is needed both to let your property and to register it.
  • We check your EPC's rating and expiry date as part of your pre-registration compliance check.

The minimum standard (MEES)

  • Rental properties in England and Wales must have an EPC rating of E or above before they can be let.
  • Properties rated F or G cannot lawfully be rented out unless a valid exemption is registered.
  • Councils can fine landlords who let a property below the minimum standard.

MEES exemptions

  • If a property genuinely cannot be improved to band E — for example because costs exceed the £3,500 cap — an exemption can be registered on the Government's PRS Exemptions Register.
  • An exemption only counts once it is registered, and it lasts 5 years before it must be re-registered.
  • Common grounds include all viable improvements made, consent refused, or a significant drop in the property's value.
